Project and Scope of Work
Metropolitan Thames Valley Housing (MTVH) provides extra care and sheltered housing for the active elderly and people with care needs who wish to maintain independent living. Homeswood is one of seven MTVH schemes to receive plant room upgrades and domestic hot water and heating works by us under a competitive tender during the last 2‐ years.
This project involved replacing the plant room’s mechanical equipment and BMS controls, complete with hot water storage upgrades and a full strip‐out and replacement of the building’s distribution pipework and installing 200 new radiators serving the building’s communal areas: laundry, library, dining rooms and corridors as well as within each flat.
For this project, six Vaillant plinth‐mounted condensing boilers were installed within the basement plant room, complete with flue and a purpose‐made low loss header to suit the constraints of the plant room space. Other works included the entire boarding of the roof space at the building’s rear block as a safe means for access routes, heat detection and gas shutoff valves and new heating circuits serving the 42 one and two‐bedroomed flats laid out over the three storeys and communal areas.


Project Delivery
Project delivery followed a detailed preconstruction phase alongside design consultants Calfordseaden with the support of the scheme’s manager to coordinate access arrangements for each flat to complete the domestic works. During site setup, residents were issued temporary oil‐filled radiators to provide comfort during the cooler evenings for a short period until the heating could be restored.
Works involved removing the existing distribution pipework and running new hot water pipework parallel with the existing that was sterilised before making live. Cold water distribution pipework was chlorinated, and the heating distribution pipework fitted with a pair of valves in each flat to assist the switchover. With the new hot water and old hot water now both live, the old heating distribution pipework was disconnected and removed. Works within each flat involved fitting new radiators and Mapress copper pipework, finishing off using Pendock boxing in and decorating afterwards.
The project was delivered with an average of 6 skilled resources: electrical and mechanical engineers and general builders, plus subcontracted support to install the BMS, flue installations and lagging.
